Design-Bid-Build

In this method, all the construction drawings are prepared by an architect hired by the owner, and several general contractors submit their bid. This method works well for simple projects for which the budget and schedule are flexible.

Design-Build

In this method, a designer and a builder contract with the owner. This method works well for projects that are not too complex, but have a tight budget and schedule. The responsibilities and risks of cost, schedule, quality, and safety of the entire project rest upon the designer and the builder.

Construction Management
  • CMc (Construction Manager as Contractor): the responsibility for the project is upon the Construction Manager, and he's responsible for all the Subcontractors
  • CMa (Construction Manager as Advisor): the responsibility for the project is upon the Owner, and he's responsible for all the Subcontractors
  • CMR (Construction Manager at-Risk): this process allows the client to choose the CM before the design stage is complete. The CM is chosen based on qualifications. The architect and CM work together to complete the design. Then, the CM provides the client a guaranteed maximum price and coordinates all subcontract work.

Design-Build Construction Management

This method combines the benefits of the Design-Build and Construction Management. The Owner contracts only with the Design-Build CM. The responsibilities and risks of cost, schedule, quality, and safety of the entire project rest upon the designer and the builder.
